Trevan Swierczewski and Alexander Santulis of PSRS arranged the $1.95 million acquisition financing of a future retail development site in the Cardiff community of Encinitas, California. The subject property currently consists of a one-story, 1,429-square-foot drive-thru building previously occupied by Jack in the Box. The borrower plans to redevelop the site into a multi-tenant, food hall-style retail center with expansive ocean-view patio space. Upon completion, the project will feature a diverse mix of local food and beverage tenants, each offering unique culinary experiences that align with the coastal character of Cardiff-by-the-Sea.
Financed through a local debt fund, PSRS secured a competitive fixed-rate, full-term interest-only loan with a 24-month term and extension options. Despite the property being unentitled, a typically challenging scenario for lenders, PSRS generated multiple competitive quotes from local debt funds that recognized the sponsor’s track record and vision and were willing to provide financing ahead of permitting or entitlement approvals.
