Insights on Ensuring Originators and Servicers Are Aligned
Last week at the Mortgage Bankers Association Commercial/Multifamily Finance Servicing and Technology Conference in New Orleans, panelists emphasized the critical need for alignment between originators and servicers to avoid future issues. Michael Tanner, President of PSRS, shared valuable insights on this topic highlighted below:

Communication Gaps: "The originators [are] in the deal so much longer before the file gets [put] on the servicers’ desk, there’s all these side conversations and other sorts of agreements that have gone on or weren’t even documented, or handshakes. And then no one bothered to tell the servicing side what was going on."

Internal Miscommunications: Tanner noted that internal games of telephone and different terminologies across business functions can exacerbate the problem.

Understanding Each Side: "The more we understand each side of the role and how they’re viewing things, it does make a difference," Tanner said, stressing the importance of each side understanding the other's perspective.

These insights underline the importance of proactive communication and a shared understanding between originators and servicers to manage expectations and prevent issues.

Market Update
Current 10-Year Treasury Rate: 10-year Treasuries are at 4.55%, up by a basis point from last Monday.

Weekly Trading Range: Last week, 10-year bonds traded within a narrow range until Thursday morning, when they rose by about 7 basis points due to higher-than-expected S&P Global Services PMI data.

S&P Services PMI Data: The S&P Services PMI printed at 54.8, significantly above the 51.3 consensus estimate, indicating economic expansion.

Upcoming Economic Data: The highlight of this week is April's PCE Index inflation print, due Friday morning. The PCE index is the Fed's preferred inflation gauge.

Expected Core PCE Data: The monthly Core PCE (excluding food and energy) is expected to be +0.2%, following +0.3% in the previous two months and +0.5% in January.

Fed's Inflation Target: The Fed aims to see two consecutive Core PCE prints at +0.2% month-over-month before cutting interest rates, signaling inflation is on track towards the 2% annual target. A +0.2% print could prompt bond investors to anticipate lower rates, potentially leading to rate cuts.
